A Neighborhood Guide to Amelia Island: Finding Your Corner of the Island

Amelia Island is only thirteen miles long, but ask ten residents where they live and you will get ten very different answers. The island shifts character every few blocks — from a walkable Victorian downtown to gated golf communities to quiet streets where the beach is a bike ride away. Here is how we help buyers narrow it down.

Historic Downtown Fernandina Beach

The fifty-block historic district is the island at its most storied: Queen Anne and Italianate homes, picket fences, oaks arching over the street, and Centre Street’s shops and restaurants a short walk away. Buyers here are usually trading square footage and a modern floor plan for character and walkability. Expect older systems, occasional historic-district review on exterior work, and a lot of charm that simply cannot be rebuilt.

The Beaches Side

East of 14th Street, the island opens up toward the Atlantic. Neighborhoods here run from mid-century cottages and ranch homes to newer coastal builds and oceanfront condominiums. This is the area to look at if daily beach access matters more than being able to walk to dinner. Rental demand is strong along this stretch, so it is also where most of our second-home and investment conversations start.

Amelia Island Plantation and Omni Area

At the south end, the resort communities offer golf, tennis, trails and maintained grounds behind the gate. Homes range from villas and patio homes to large single-family residences on the fairways or the marsh. Buyers here are often weighing HOA structure and amenity fees against the convenience of a lock-and-leave property.

Marsh Side and Egans Creek

The island’s western edge faces the Amelia River and the salt marsh — sunsets instead of sunrises, docks instead of dune crossovers. Lots here tend to be larger and quieter, and the birding is remarkable. If you own a boat, this is usually the conversation we start with.

How to Choose

The question we ask first is not budget — it is what a normal Tuesday should look like. Walking to coffee, launching a kayak, teeing off, or hearing the surf from the porch all point to different parts of the island, and the price per square foot follows from there.
