Buying a Second Home or Short-Term Rental on Amelia Island

A large share of island inquiries start the same way: a family vacations here, falls for it, and starts wondering whether the place could pay for part of itself. It often can. But the properties that work as rentals are not always the ones that photograph best, and the rules are not the same everywhere in Nassau County.

Confirm What Is Allowed, Street by Street

This is the first call we make, before anything else. Short-term rental rules depend on where the property sits — inside Fernandina Beach city limits, in unincorporated Nassau County, or within a community that has its own covenants. Zoning, licensing and minimum-stay requirements vary, and a condominium or HOA can restrict rentals more tightly than local government does. Never assume a property can be rented nightly because a neighbor appears to be doing it.

Run the Numbers on the Real Season

Island occupancy is seasonal. Summer and major event weekends carry most of the revenue, and winter is quiet. A realistic projection accounts for the slow months, management fees of roughly twenty to thirty percent if you are not self-managing, cleaning turnover, and the furnishing budget — which on a full three-bedroom is rarely small. Build in a vacancy assumption you would still be comfortable with in a soft year.

Insurance, Taxes and Financing Are Different

Expect a second-home or investment mortgage rate rather than a primary-residence rate, and a larger down payment. A property used as a rental needs a landlord or short-term-rental policy, not a standard homeowner's policy. You will also register for state and county tourist development tax, and you will lose the homestead exemption that caps assessment increases on a primary residence — which changes the annual tax picture meaningfully.

What Actually Rents

Proximity to a beach access point, parking, outdoor space, and a layout that sleeps more than it looks like it should. A well-managed three-bedroom four blocks from the sand often outperforms a prettier house a mile inland.
