Where You Land Depends on Your Commute

Amelia Island is about thirty to forty minutes from Jacksonville International Airport and roughly an hour from downtown Jacksonville, depending on the hour and the bridge. Yulee cuts that meaningfully and is where most families commuting south end up. If you will drive into Jacksonville regularly, drive the route at your actual commute time before you choose a neighborhood — the map and the reality differ.

Schools

Nassau County School District serves the mainland, while Fernandina Beach has its own city school system on the island. Both have strong reputations locally, and there are private and parochial options in the county and in Jacksonville. School assignment is by address, so confirm the zone for the specific property rather than the general area.

Healthcare and Essentials

Baptist Medical Center Nassau is on the island in Fernandina Beach, with the larger Jacksonville hospital systems within easy reach for specialists. Day-to-day shopping has consolidated along the A1A corridor in Yulee, which is where most island residents do their bulk errands.

The Florida Paperwork

No state income tax is usually the headline, but the item people forget is the homestead exemption: if this becomes your primary residence, file with the Nassau County Property Appraiser by March 1 to claim it and the assessment cap that comes with it. You will also want a Florida driver's license and vehicle registration within the state's required window, and a new flood and wind insurance relationship with a local agent who writes here regularly.

Hurricane Season, Realistically

Season runs June through November. Most years are uneventful, but plan for it the way locals do: know your evacuation zone, have shutters or panels that actually fit, and keep a go-bag. It is routine rather than dramatic once you have been through one.
